Arizona isn’t Florida. It’s not California. The risks here are different, and your homeowners insurance needs to reflect that. Monsoons bring flash flooding and wind damage. Wildfires threaten homes in Scottsdale’s northern edges and throughout the Valley’s urban-wildland interface. Hailstorms crack tiles and shatter skylights. Extreme heat wears down roofs faster than in other states.
Your policy should cover your dwelling at replacement cost—not actual cash value, which depreciates over time. It should include enough personal property coverage to replace what’s inside if your home is destroyed. Liability coverage protects you if someone gets hurt on your property and decides to sue. Loss of use coverage pays for a hotel or rental if your home becomes unlivable after a covered loss.
But here’s what most people miss: standard homeowners insurance doesn’t cover flood damage. If monsoon rains cause water to flow over the ground and into your home, that’s a flood—and you need separate flood insurance. It also won’t cover earthquakes, though Arizona does get them occasionally. And if your roof is older than 15 years, some carriers won’t cover it at all, or they’ll only pay actual cash value if it’s damaged.

Arizona has seen the highest home insurance rate increases in the country over the past five years—up over 62% on average. That’s not a typo, and it’s not just your carrier trying to squeeze you.
Insurance companies are paying out more in claims due to more frequent severe weather, higher rebuilding costs, and supply chain issues that make materials more expensive. Wildfire risk has also pushed some carriers to stop writing new policies or non-renew existing ones in certain areas. When carriers leave the market, the remaining ones raise rates because they’re covering more risk with fewer competitors.
If your rate jumped significantly, it’s worth shopping around. What one carrier sees as high-risk, another might price more competitively. That’s where having access to 100+ insurance companies makes a difference—you’re not stuck with one company’s underwriting opinion.
Non-renewals are happening more often in Arizona, especially if you’re near a fire district, have an older roof, or filed multiple claims recently. It’s frustrating, but it doesn’t mean you’re uninsurable.
Start by finding out why they’re dropping you. If it’s your roof age, getting it replaced or providing an inspection report showing it’s in good condition might help with other carriers. If it’s wildfire risk, some carriers specialize in higher-risk properties and price accordingly. If it’s claims history, you may need to accept a higher premium or higher deductible with a new carrier.
Don’t wait until your policy expires to start shopping. Give yourself at least 30 days. Some carriers take longer to underwrite, especially if they need inspections or additional documentation. Enough to rebuild your home from the ground up at today’s prices. That’s your dwelling coverage amount, and it’s the most important number on your policy.
Don’t base it on your home’s market value or what you paid for it. Rebuilding costs are different—they factor in labor, materials, permits, and debris removal. In Scottsdale, where construction costs run higher than the state average, underinsuring your dwelling is a real risk. If you’re underinsured and your home is destroyed, you’ll have to cover the difference out of pocket.
Your personal property coverage should be enough to replace your belongings—furniture, electronics, clothing, appliances. Most policies default to 50-70% of your dwelling coverage, but you can adjust that if you need more. Liability coverage is typically $100,000 to $300,000, but if you have significant assets, consider increasing it or adding an umbrella policy. Deductibles usually range from $1,000 to $2,500—the higher your deductible, the lower your premium.
It depends on what kind of damage the monsoon causes. If wind rips shingles off your roof or blows a tree into your house, that’s covered. If hail cracks your tile roof or breaks windows, that’s covered. If lightning strikes your home and fries your electrical system, that’s covered.
But if water flows over the ground and into your home—even during a monsoon—that’s considered flood damage, and standard homeowners insurance won’t cover it. You’d need a separate flood insurance policy through the National Flood Protection Program or a private carrier.
The distinction matters because monsoons can cause both types of damage in the same storm. Wind-driven rain that enters through a damaged roof is usually covered. Water that seeps in through your foundation because the ground is saturated isn’t. If you’re in a flood zone or a low-lying area in Scottsdale, flood insurance is worth considering. It’s cheaper than most people think, especially if you’re not in a high-risk zone.
Yes. Getting rejected by one carrier—or even several—doesn’t mean you’re out of options. Some homeowners in Arizona have been turned down by 20+ companies before finding coverage, especially if they’re in high wildfire risk areas.
Different insurance companies use different underwriting guidelines. One might decline you because your roof is 18 years old. Another might accept it with a higher premium or a roof exclusion. One might refuse to insure homes within five miles of wildland areas. Another might write those policies all day.

Sometimes bundling saves you money. Sometimes it doesn’t. It depends on the carriers, your profile, and what discounts you qualify for.
Some companies offer significant multi-policy discounts—10% to 25% off both policies. Others offer barely anything. And sometimes the “bundle discount” still leaves you paying more than if you split your coverage between two different carriers that are each more competitive for that specific policy type.
The only way to know for sure is to compare both scenarios. Get quotes for bundling, and get quotes for splitting your coverage.
