That’s critical for consultants, agents, and anyone selling expertise. Commercial property insurance protects your physical location, equipment, and inventory if something gets damaged or stolen.
Sun City’s business landscape is heavily service-based, with 74.3% of workers in professional or administrative roles. Many of those are solo operators or small teams who need insurance for small businesses that doesn’t come with enterprise-level premiums. Arizona doesn’t require most businesses to carry general liability insurance at the state level. But that doesn’t mean you can skip it.
If you’re a licensed contractor in Phoenix or other Arizona cities, you’re required to carry at least $1 million in coverage to meet local regulations. Electricians, plumbers, and other trade professionals have similar requirements. Even if your business type isn’t legally required to have it, your commercial lease almost certainly requires it. Most landlords won’t let you rent space without proof of at least $1 million in liability coverage and a certificate naming them as an additional insured.
If you’re bidding on contracts, your clients will require it too. Enterprise companies and government contracts often ask for $2 million aggregate or higher before they’ll even consider your proposal. Platforms like Amazon, Etsy, and other marketplaces are starting to require proof of insurance before you can sell. It’s becoming table stakes, even when it’s not legally mandated.
And if you have employees, workers compensation insurance is required by Arizona state law the moment you hire anyone—even part-time.

You’ll need your business details, revenue estimates, employee count, and a clear description of what you do. If you’re adding someone as an additional insured or asking for a waiver of subrogation, that sometimes requires an endorsement, which can add a day.
We’ve seen people lose contracts because they waited until the last minute to get their COI. If you know you need coverage for a specific date, give yourself at least a week. If it’s urgent, call us and we’ll prioritize it.
Yes, and you usually save money when you do. Most carriers offer a Business Owners Policy (BOP) that bundles general liability with commercial property insurance at a lower rate than buying them separately. If you have a physical location with equipment, inventory, or furniture, a BOP is almost always the smarter move.
You can also package general liability with commercial auto insurance, workers comp, and professional liability depending on your needs. The more policies you place with the same carrier, the better your rate typically gets. But that only works if the carrier is competitive on all the coverages—which is why working with an independent agency matters. We’re not forcing you into one company’s bundle if another carrier offers better pricing on each individual policy.
Some businesses do better with separate policies. If you’re a consultant with no physical location, you might just need general liability and E&O insurance. If you’re a contractor, you might need general liability, commercial auto, workers comp, and an inland marine policy for your tools. You pay for everything out of pocket: the legal defense, the settlement or judgment, and any court costs. Even if the claim is baseless, you’re still hiring an attorney to defend you, and that can easily cost $10,000 to $50,000 before you ever get to trial. If you lose, the judgment can run into six or seven figures depending on the severity of the injury or damage.
Without insurance, the plaintiff can go after your business assets first—your equipment, your inventory, your accounts receivable. If that’s not enough, they can pursue your personal assets depending on how your business is structured. An LLC or corporation offers some protection, but it’s not bulletproof, especially if a court finds you personally negligent.
