Most people want replacement cost coverage because it actually covers the cost to repair or rebuild. Actual cash value leaves you paying the difference out of pocket, which can be thousands of dollars depending on what got damaged. The tradeoff is that replacement cost coverage costs more in premiums, but it’s usually worth it when you’re filing a claim.
This also applies to your personal property. If your furniture, electronics, and clothing get destroyed in a fire, replacement cost coverage pays to buy new items. Actual cash value pays you what your used stuff was worth, which is often a fraction of what you originally paid. Make sure you know which type of coverage your policy includes, because it drastically changes what you’ll receive after a loss.
Most homeowners insurance policies cover wind damage, which means monsoon-related damage to your roof, windows, siding, and other structures is typically covered. If monsoon winds rip shingles off your roof or blow a tree into your house, you can file a claim. The same goes for damage from flying debris during a dust storm.
What’s not always covered is flooding that results from monsoon rains. Standard homeowners insurance excludes flood damage, even if that flood was caused by a severe storm. If water enters your home from the ground up—whether from an overflowing wash, street flooding, or heavy rain saturating the area—you need a separate flood insurance policy to cover that damage.
