Homeowners insurance in Arizona isn’t just about fire and theft anymore. Your policy needs to account for risks that are getting worse every year.
Wildfire coverage is critical if you’re anywhere near the wildland-urban interface, which includes parts of northern Maricopa County and areas around Kaka. Some carriers won’t write new policies in high-risk zones at all. Others will, but at a premium. We know which companies are still writing coverage and which ones are worth the extra cost.
Monsoon damage is another big one. Summer storms bring high winds, hail, and flash flooding. Your policy should cover wind-driven rain, roof damage, and water intrusion. A lot of cheaper policies exclude or limit these coverages, which means you’re on the hook when a monsoon rolls through.

If you’ve filed claims in the past few years, expect higher premiums. And if your credit isn’t great, that can drive your rate up significantly—Arizona allows insurers to use credit as a rating factor, and people with poor credit can pay 60% more on average.

Monsoon damage depends on what kind of damage we’re talking about. Wind damage and hail are usually covered. Roof damage from wind-driven rain is generally covered. But flooding—like water coming in from the ground during a flash flood—is not covered by a standard homeowners policy. You need separate flood insurance for that, and it’s worth considering if you’re in a flood-prone area.

Cheap and adequate aren’t always the same thing. You can find low-cost home insurance, but if it doesn’t cover the risks you actually face, it’s not a good deal.

Increasing your deductible can drop your premium, as long as you’ve got the cash to cover that deductible if you need to file a claim. Some carriers offer discounts for security systems, fire alarms, or newer roofs.
