Standard homeowners insurance typically covers your dwelling, personal property, liability, and additional living expenses if your home becomes unlivable. But in Arizona—and especially in rural areas like St. Johns—standard isn’t always enough.
Wildfires are a real risk here. Some carriers exclude fire damage entirely or charge steep premiums in high-risk zones. We work with carriers who actually cover wildfire damage, including smoke infiltration and fire suppression efforts. That’s not standard everywhere.

Actual cash value pays you what your damaged property is worth today, after depreciation. Replacement cost pays what it actually costs to replace or rebuild, without factoring in depreciation. That difference can be thousands of dollars.
Here’s an example: Your roof gets damaged in a windstorm. It’s 12 years old. With actual cash value coverage, the insurance company calculates what a 12-year-old roof is worth—maybe half of what you originally paid—and that’s your payout. With replacement cost coverage, they pay what it costs to install a new roof today, regardless of your old roof’s age.
Most people want replacement cost coverage because it actually covers the repair or replacement. It costs a bit more upfront, but it’s worth it when you’re filing a claim. We make sure you understand which type of coverage you’re buying and help you decide what makes sense for your situation and budget.
It can, but not all policies do—and that’s a problem a lot of Arizona homeowners don’t realize until they file a claim. Some carriers exclude fire damage in high-risk areas or charge premiums so high they’re not realistic for most people.

Most Arizona homeowners insurance policies cover wind damage, which is good news during monsoon season when you’re dealing with 60+ mph gusts. That typically includes damage to your roof, siding, windows, and detached structures like sheds or ramadas.
But water damage is where it gets complicated. If wind blows your roof off and rain gets inside, that’s usually covered because the wind caused the opening. But if water seeps in through a window you left open or floods in from ground-level water, that might not be covered under your standard policy. Flood damage specifically requires separate flood insurance in most cases.

Your homeowners insurance includes personal property coverage, but the standard limits might not be enough—especially if you have valuable items like jewelry, electronics, collectibles, or firearms. Standard policies typically cover personal property up to 50-70% of your dwelling coverage, but they also cap payouts for certain categories.
For example, most policies limit jewelry coverage to $1,000 or $2,000 total, even if you own pieces worth much more. Same with electronics, art, and other high-value items. If those limits don’t cover what you own, you’ll want to add scheduled personal property coverage or increase your limits.

It’s usually cheap to add extra coverage for specific items—way cheaper than replacing them out of pocket if something happens.
